Three Bears Cabin
Located in the Granite Basin Recreation Area, this off the grid cabin, is simplistic luxury. Two bedrooms and a sleeping loft accommodate up to 6+ people while the new hot water heater provides steaming showers after a long days hike.
This cabin has been totally remodeled, from the insulation and drywall, to lighting fixtures down to the flooring. A new septic system was installed in November. All furnishings are included, even the linens and dishes, to ensure Three Bears is a vacation and not a project.
The hiking and mountain biking in the Granite Basin area is spectacular. A trail system allows you to walk out the cabin's front door and hike/bike for as long or as little as you'd like. The lake offers fishing, kayaking and great bird watching.
Unique to the property is it's situation in the forest. It is located in the United States Forest Service land and has a special use permit with the USFS. The current permit is transferable and is good for 14 years. The yearly lease fee is currently $2796.75 and the HOA fees is $150/year (maintenance for the road & well).
How this works is the owner of the cabin owns the cabin and leases the land the cabin sits on. All other land is public land and can not be built upon without Forest Service approval. The idea is that you enjoy the natural setting of the forest but don't disturb it. There are only 9 other vacation homes at this location. If Congress decides to not renew the leases nation-wide, they are required to compensate you for the cost of the property. We are confident, but not guaranteed, the leases will be renewed for another 20 years in 2027.
Due to USFS regulations, you many not live here full time. You must have an alternate place of residence. The details are outlined in the lease agreement and can be viewed upon request. Also, all storage of recreational equipment or other items, must be inside the cabin, due to lease agreement.

There is a shared well for water and electricity can be had via the solar panel (included but not hooked up currently) or a generator. (Generator can be used until 10pm and is not included with the cabin)
